Building Regulations
Many of our clients look to us to guide them through the statutory paperwork requirement that comes with fit out or refurbishment projects.
Almost all building works, including changes to internal layouts, can impact upon fire escape routes, lighting installations, smoke detection, ventilation etc which require approval from Building Control.
We have many years' experience completing fit out, refurbishment or just office alterations for clients where building regulation approval is an integral part of the service.
The building regulations require that a projects compliance with the regulations is independently verified. We normally use the Local Authority Building Control (LABC) to perform this function.
Historically this verification could only be given by local authorities, however, it can now also be provided by a privately appointed approved inspector. Approved inspectors can be individuals or organisations.
It is a legal requirement of the owner of a building to ensure compliance with building regulations which in turn equates to the landlord requiring that these approvals are sought before they give their permission for any alterations to proceed.
Fees for commercial offices are normally based upon the value of the building works as opposed to the whole project costs.
